Job Summary:

The Quantity Surveyor will be responsible for managing all aspects of the contractual and financial side of construction projects. The role involves preparing cost estimates, budgets, bills of quantities (BOQs), and managing project costs from inception to completion to ensure value for money and cost efficiency within real estate development projects.

Key Responsibilities:Cost Planning & Estimation

  • Prepare detailed cost estimates, feasibility studies, and cost plans for proposed real estate projects.
  • Develop bills of quantities (BOQs), tender documents, and specifications for new construction and renovation works.
  • Evaluate cost implications of design changes and provide value engineering recommendations.

Tendering & Procurement

  • Prepare tender documentation and manage the tendering process.
  • Evaluate contractors' bids, negotiate prices, and prepare contract award recommendations.
  • Liaise with vendors, contractors, and consultants to ensure competitive and fair procurement processes.

Contract Administration

  • Administer contracts and manage variations, claims, and interim valuations.
  • Ensure that all contractual obligations are met and documentation is maintained properly.
  • Monitor contract compliance and assist in dispute resolution when required.

Project Cost Control

  • Track project expenditures and ensure adherence to budget allocations.
  • Prepare periodic cost reports, forecasts, and cash flow analyses for management.
  • Identify cost overruns and implement corrective actions to maintain project profitability.

Post-Contract & Final Accounts

  • Prepare final accounts, reconcile quantities, and ensure accurate project closeout documentation.
  • Review contractor invoices and certify payments in line with project progress.
  • Maintain cost data and benchmarking for future project planning and budgeting.

Collaboration & Reporting

  • Work closely with architects, engineers, contractors, and real estate development teams.
  • Provide regular project status reports to management and key stakeholders.
  • Contribute to project risk assessments and cost-risk analysis.

Key Qualifications & Requirements:

  • Bachelor's degree
    in Quantity Surveying, Building Technology, or Civil Engineering.
  • Professional Certification:
    Membership or certification with NIQS, RICS, or relevant professional body is an advantage.
  • Experience:
    Minimum of 3–5 years relevant experience in real estate, property development, or construction.
  • Strong knowledge of construction materials, building methods, and cost control systems.
  • Proficient in cost estimation software (e.g., CostX, QSPlus, MS Excel, AutoCAD).
  • Excellent negotiation, analytical, and numerical skills.
  • Strong attention to detail, integrity, and result orientation.
