Job Summary:
The Quantity Surveyor is responsible for managing all cost and financial aspects of construction projects, from initial estimates to final accounts. This role involves preparing tender documents, evaluating project costs, monitoring expenditures, and ensuring value for money while maintaining quality and compliance with legal and contractual requirements. The position requires strong analytical, negotiation, and project management skills to support effective budgeting, cost control, and contract administration.
Key Responsibilities:
- Prepare bills of quantities, cost estimates, and tender documents.
- Conduct feasibility studies and cost planning for proposed projects.
- Monitor project costs and ensure adherence to budget.
- Evaluate and negotiate variations, claims, and contractual changes.
- Prepare and review interim valuations, progress payments, and final accounts.
- Advise on procurement strategy, contract types, and risk management.
- Conduct site visits to verify completed works against certified valuations.
- Collaborate with stakeholders, including architects, engineers, and contractors.
- Provide cost advice during design development and value engineering stages.
- Analyze and manage commercial risks in project execution.
- Maintain detailed project records in compliance with regulatory standards.
- Ensure compliance with construction laws, health and safety guidelines, and organizational policies.
- Support project audits and financial reporting for management decision-making.
- Contribute to continuous improvement in cost control and contract management processes.
- Evaluate subcontractors' proposals and establish an optimum cost benchmark.
- Allocate work to subcontractors and oversee their work.
- Identify and address gaps between BOQ and drawings, specifications, and conditions of contract.
- Develop project controls for monitoring and controlling costs.
- Provide advice on contractual claims and analyze outcomes.
- Develop project budget and cash flow forecast.
- Manage cash flow, including timely application and invoicing.
- Identify and cost change orders, variation orders, and fluctuation claims.
- Develop and agree on valuation schedule and implement variation accounts.
- Maintain awareness of building contracts and health and safety regulations.
- Provide post-occupancy advice, facilities management services, and life cycle costing advice.
Requirements:
- Bachelor's degree or HND in Quantity Surveying or related discipline.
- Minimum of 3–5 years post-qualification experience in construction cost management.
- Membership or associate status with NIQS, RICS, or other recognized professional bodies (added advantage).
- Strong understanding of construction contracts such as FIDIC, JCT, or NEC.
- Proficiency in cost estimation software and MS Office Suite.
- Excellent analytical, numerical, and negotiation skills.
- Strong interpersonal and communication abilities.
- Ability to work under pressure and meet tight deadlines.
- High level of integrity, professionalism, and attention to detail.
