Role Description
The Facility Manager oversees the maintenance, safety, and functionality of the apartment building and short-stay properties managed by the company at the location. They are responsible for managing day-to-day maintenance operations, coordinating with vendors, and implementing preventive measures to ensure high standards are maintained in the property.
Primary Responsibilities
Property Maintenance and Repairs:
- Organises and schedules routine maintenance, including ACs, electrical, plumbing, and general repairs.
- Responds to urgent maintenance issues, coordinating quick solutions to minimise disruption for tenants and guests.
- Supervises a team of maintenance technicians, ensuring that all repairs are carried out effectively and on time.
- Tracks and manages maintenance requests from residents and short-stay guests
Preventive Maintenance:
- Develops and implements a preventive maintenance schedule to extend the life of building systems and equipment.
- Conducts regular inspections of building infrastructure, equipment, and common areas to identify potential issues.
- Ensures that maintenance records are kept up-to-date and uses this data to predict and plan for future needs.
Vendor and Contractor Management:
- Manages relationships with third-party vendors, contractors, and service providers (e.g., cleaning, landscaping, and security).
- Negotiates service contracts, monitors work quality, and ensures that contractors meet safety and performance standards.
- Coordinates with vendors to schedule major repairs or renovations, minimising impact on tenants and guests.
Safety and Compliance:
- Ensures properties comply with local safety regulations, fire codes, and health standards.
- Conducts regular safety audits, fire drills, and emergency preparedness training for staff.
- Works closely with the security team to address any safety concerns, including access control and emergency procedures.
Tenant
and Guest Relations:
- Acts as a point of contact for tenants and short-stay guests regarding facility-related inquiries or issues.
- Ensures quick, professional responses to maintenance requests to maintain high satisfaction levels.
- Collaborates with the front desk or property management team to ensure tenant and guest needs are met effectively.
